ACCOMMODATION:  Villa Mimosa in Corlaga is situated in the region known as Lunigiana (literally the land of the moon), an almost undiscovered but outstandingly beautifully wooded area of Tuscany, rich in flora and fauna, and surrounded by lower reaches of the Appenine mountains.

A delightful and individual 250 year old village farmhouse, part of which was once used as a flour mill. Villa Mimosa has undergone extensive renovations and improvements by its present owners, subtly preserving the original features and ambience of this lovely old house, the prettiest in the village! Currently a thriving guest house, Villa Mimosa can cater for up to 10 guests at any one time and while guests have spacious and comfortable areas where they can relax, the ingenious design of the accommodation means that the owners can retain their own privacy.

The accommodation, arranged on three floors, comprises 275 sq. m. (2960 sq.ft) of living space.

On the ground floor is the entrance lobby, leading through to the oldest part of the house; the vaulted dining room with original terracotta tiled floor, a wood burning stove set into the impressive original kitchen fireplace, and a recess with large clay pot - used originally for washing linen !

From this room there is a door leading down to two rooms at a lower level, the first room as a larder/store and the second room as the owners studio with access to the garden and a wood beamed and tiled covered portico, with attractive hand - made brick pavers.
Also from the dining room there is another door with access to a terrace from which steps lead down to the garden, larger terraces and the swimming pool. On the higher terrace there is a WC, and a laundry room, plus original outside marble sink.

The other door from the dining room leads to what was the mill - now a large kitchen, with a 5 year old 4 oven AGA (gas fired) with AGA module attached with 2 electric ovens & grill, and 4 gas burners. The kitchen leads through 2 graceful arches, to the owners private sitting room, with French doors both to the front and rear of the villa, and access to the large garden terrace at the rear and pool area.

Returning to the entrance lobby , the original stone staircase leads firstly to another level (where the owners bathroom and bedroom are located, above the store and studio), then upwards to the first floor guest accommodation.

The door at the top of the stairs leads into the spacious main salon, which has high, vaulted ceilings and a beautiful original Florentine tiled floor. This bright, airy room, easily accommodates the current baby-grand piano and sofas, and with French doors to the front balcony, and also to the rear opening onto an east facing terrace overlooking the swimming pool and garden, and with stunning views of the Apennines and the adjoining 600 year old castello. .
Leading off from the main salon is the first en-suite guest room (which can be a double or twin) also with vaulted ceilings, and with magnificent views of the surrounding Tuscan hillsides and the Apennine mountains

Another door from the salon leads through another smaller vaulted sitting room with TV (Sky) and through to a passage with access to the front balcony, and doors to the other two en-suite double guest rooms, also with wonderful views of the surrounding Tuscan hillsides and the Apennine mountains.

A further door from the main salon leads to a staircase up to the studio attic suite, with its Velux-type windows. The suite consists of a double/twin bedroom with a small en-suite shower room, and adjoining this, another room with twin beds. There is also ample storage areas built into the sides of this room.

External Features Fronted by a spacious and secluded courtyard, Villa Mimosa is accessed either through the main original wisteria arched double gates, or through a smaller gate from the adjacent two-car parking area. The courtyard also has attractive seating areas around the original old mill-stones

At the rear of the villa there are generous terraces for outdoor dining and relaxing. The swimming pool is set into a decked area ideal for sun-bathing and has an outside hot & cold shower. There is a new covered portico and a terrace with BBQ area, as well as a small lawned area with willow tree, and gated access to the side village pathway. Cultivated blackberries and kiwi fruit cover the side boundary fence.

Services The house has the benefit of full town gas central heating, and the present owners have installed two hot water systems with individual boilers feeding separate parts of the house, to facilitate economic use of the heating in the winter months. To ensure efficient water flow there is also a back-up water tank with pressure pump in case of low water pressure.

The main elevations face East and West - accordingly the house is always pleasantly cool in the summer months.

Other works that have been completed in 2005/6 are :
1. A complete up to date septic tank drainage system for both black & white water.
2. All new shutters and most external doors, requiring no maintenance, but in keeping with the character of the house.
3. New paving to both balconies, and tasteful front & rear garden paving.

Location The villa has the distinct advantage of being located in the centre Corlaga village, and being near the church, has ample parking at the rear. Also, being set back from the main village street, there is sufficient privacy, without being isolated from the to-ing and fro-ing of village life. One wall of the courtyard bounds the adjoining property but it is not overlooked.

As Corlaga is 1000 ft above sea level, summer temperatures are very agreeable and there are very few mosquitoes !! We are also not subject to the river mists of Bagnone, one and a quarter miles away down the valley.

The house has flexible use - it could easily be used as 2 units, one sleeping 2- 4 people, and the upper levels sleeping 10.
